Pre-Purchase Home Inspections

As a buyer, you want to have all of the information possible before finalizing your purchase. A professional Home Inspection helps to eliminate unwelcome surprises.

K.C. Home Inspections will conduct a visual inspection both inside and outside of your prospective house.

Our exterior evaluation includes:

·        Roof, chimney, flashing, valleys

·        Siding, trim, windows including storms

·        Foundation, grading and drainage

·        Driveways, patios, decks, porches (non-cosmetic concerns)

·        Attached garages

Our interior evaluation includes:

·        Heating system

·        Air conditioning system

·        Plumbing systems

·        Electrical systems

·        Walls, floors, ceilings, windows (non-cosmetic concerns)

·        Structure

·        Attic, ventilation

Other points that are evaluated:

·        Is everything operational at the time of the inspection?

·        Is the home structurally and mechanically functional?

·        Are there deficiencies or signs of potential failure?

·        Are components installed in a professional manner?

·        Should small things be repaired or replaced now to prevent large expenses in the future?

At the conclusion of the inspection we will provide you with a detailed and understandable report that you can use to make your buying decision. Clients often accompany us during the inspection so that areas of interest or concern can be highlighted immediately.

We want you to feel comfortable that you fully understand the inspection report. After the inspection we are available by phone or email to explain or clarify any points.

Post-closing consultation

Your pre-purchase Home Inspection includes a 1 hour consultation to be used after closing. This consultation is free of charge and allows us to go through the Home Inspection in more detail and with the focus of a new home owner rather than a prospective buyer.
